Can You Afford It

You may be at a point in your life when you have decided it's time to go ahead and buy your first home. You have a steady career, your plans are set, now to start investing in some Tempe AZ real estate.

Buying a home is not quite as straightforward as it may seem, however. Attention to recent events should show you that many people who think they can afford a house in reality have a lot of trouble keeping it. You may even qualify for a mortgage loan, but depending on the circumstances, that isn't necessarily a guarantee that you can afford what you find in the Mississauga listings or anywhere else.

A big part of the problem with the mortgage system in the past was the prevalence of zero down loans. Basically, people were buying Tempe and Leaside real estate without putting any money down on the house. An inability to save up for a down payment should indicate that finances are not in the order they should be to buy a house. Less down means higher payments every month, and that means you have to have a steady income stream.

Before you buy a place in Lytton Park, or in Tempe, it's important to calculate what you can afford. Remember, you don't have to get the best house on the block. You may have to settle for a starter home at first before moving up. If nothing else, that will prepare you for the many hidden costs of a real estate transaction and home ownership.

Speaking of hidden costs, let's touch on them briefly. The down payment (you should have at least five percent) and your monthly mortgage fees are just the most obvious costs you will incur. You must also account for closing costs when budgeting for your purchase of Tempe or Toronto lofts.

Finally, remember that the price of the transaction and your monthly mortgage payments are not all you have to take into account as far as costs as a home owner. There will be fees that you didn't have to think of as a renter. They include house insurance, higher energy bills, and of course property taxes. These will all come into play as far as the actual affordability of the house you are looking at, so remember to plan for the future.

Now, it's not all gloom and doom when it comes to analyzing your ability to afford a home here in Tempe. The good news is, like most places in Arizona today, the city is the very definition of a buyer`s market. People selling a piece of Moore Park Toronto real estate will find that they can easily purchase equivalent property in Arizona, often mortgage free. If you're in the market for the first time, though, be realistic about what you can afford.
